$9M Renovation Project in Popular Uptown Reinvents Traditional Workspace

DENVER – Transwestern Real Estate Services (TRS) has unveiled THE AMP, a newly renovated, nine-story, 79,000-square-foot office building at 1580 N. Logan Street near downtown Denver. A fund managed by Pennybacker Capital Management, LLC acquired the Uptown property in 2019 for $12.6 million and committed $9 million to transform the 1980s-era building into a modern, boutique office environment with a focus on innovation, collaboration and flexibility.

Transwestern headed project management for the Gensler-designed building, and leasing is being led by Whitney Hake and Grace Lessard of Transwestern’s Agency Leasing team. Rand construction corporation is the general contractor of record on the project.

Convenience, wellness and lifestyle amenities are at the heart of THE AMP, which is situated in Denver’s historic Colfax Avenue district and well-aligned with the creative vibe of Uptown, characterized by longtime Denver standbys, brick row-houses, picturesque places of worship, and trendy eateries, breweries, and upscale condos.

In addition to spec suites, three floors of parking and a 9,500-square-foot penthouse, THE AMP offers tenants safety and wellness advances such as air-filtering ionization technology and biophilic amenities, panoramic glass views, and numerous gathering spots, including a tenant lounge and beverage station. The building’s sleek architecture keeps the space vibrant and enables productivity.

Colfax Avenue has a longstanding musical history, and the Bluebird Theater and the Ogden Theater are still relevant to performers and fans today. In branding THE AMP, Pennybacker Capital wanted to invoke the area’s iconic past, and visitors can feel currents of literal and metaphorical music in the building’s lobby. Austin Ellis, an acoustic guitarist and vocalist from NBC’s The Voice, will be the first performer to take the stage in THE AMP’s lobby on Thursday, Sept. 15.

Transwestern has leased the building since 2020. Several state tenants remained at THE AMP throughout construction, with a number of new prospects looking to take occupancy in 2023.
