Transwestern Brokers 15,000-SF Lease on Behalf of Westport Capital Partners

DENVER – Transwestern Real Estate Services (TRS) announces that it brokered a 15,000-square-foot lease with Ireland Stapleton Pryor & Pascoe, PC at 1660 Lincoln St. in Downtown Denver. Transwestern Senior Vice President Whitney Hake and Associate Grace Lessard brokered the lease on behalf of building ownership, an entity owned by certain funds managed by Westport Capital Partners, and the team leads leasing efforts for the 300,000-square-foot, Class A office building.

Ireland Stapleton, a Colorado business law firm that has been in Denver since 1926, will move its firm headquarters to the 30th floor of 1660 Lincoln, with occupancy scheduled for the second quarter of 2023. The new location, on 1660 Lincoln’s “penthouse” floor, provides the firm’s team and clients with outstanding state capitol and mountain views, an efficient floorplate to maximize collaboration and workflow, and significant building signage opportunities. The law firm will be relocating from Denver City Center, 717 17th St.

Renovated in 2016, 1660 Lincoln is LEED gold office building, with 30 floors of space and an 11-story parking garage. The building offers tenants a full menu of amenities, including an 8,800-square-foot lobby lounge, a training room with space for 90 people, 24-7 security personnel, table games, and Forte Denver, a local coffee and wine bar that opened in the summer of 2022. The building offers easy access from Broadway and Lincoln Street, as well as from public transportation, and is located within walking distance of numerous hotels, retail and restaurants.

“Ireland Stapleton’s 10-year lease follows a notable ‘flight to quality’ trend that we have seen in Downtown Denver, as many companies take advantage of market opportunities,” said Hake. “We appreciate Ireland Stapleton’s decision to relocate to 1660 Lincoln, as we made the same decision for our team in August. We are pleased to welcome them to the building.”

Ireland Stapleton was represented in the lease by Bill Baldwin, Paul Herzog and Rob Anderson of Cresa.

The building is located in Denver’s Downtown submarket, which had 28 million square feet of Class A office space with 23.9 percent vacancy, as of the close of the third quarter of 2022, according to research by Transwestern.
