Downtown Office Building Offers Flexible Leasing Solutions

February 16, 2022

MIAMI – Transwestern Real Estate Services (TRS) announces its South Florida Agency Leasing team has completed 43,015 square feet of office leases at Miami Tower, a 619,094-square-foot, Class A office building at 100 SE Second St. in downtown Miami. Transwestern provides office leasing and property management services on behalf of owner, USPO Miami, LLC and its service provider, Sumitomo Corporation of Americas.

The transactions range from 2,397 to 13,034 square feet for AST & Science, World Wide Express, LKLSG, ABKD Group, Best Buddies, AWE Medical Group, and Pardo Jackson Gainsburg, PL.

“Leasing activity is picking up as Miami’s office market continues to rebound,” said Glenn H. Gregory, Managing Director at Transwestern. “Miami Tower offers a high level of flexibility from short- and long-term leases to full-floor availabilities, which is important for companies as they make return-to-work decisions.”

Spanning 47 stories, Miami Tower is one of downtown’s tallest skyscrapers. The property is LEED Gold certified, Energy Star rated and WELL Health-Safety Rated, and offers desirable amenities, including a conference facility, multi-purpose training room and fitness center. The building’s Sky Terrace provides exceptional open-air event space for weddings and corporate and special events, and the Sky Lobby with tenant lounge serves as an additional meeting area and as a third workplace environment.

“Miami Tower remains an attractive office setting for businesses that want to be in the heart of downtown and have the convenience of walkable amenities and easy access via an onsite Metromover station and direct connectivity to I-95,” said Bert Checa, Vice President at Transwestern.

Robinson Commercial Real Estate, Patton Real Estate, The Easton Group, and Palmer Property Group represented the tenants in the transactions.
