Transwestern Negotiates 16,112 SF Office Lease at Historic Downtown Redevelopment

WASHINGTON – Transwestern Real Estate Services (TRS) announces Share Our Strength has signed a 16,112-square-foot lease at 1401 Massachusetts Avenue NW (1401 Mass), a new 52,000-square-foot trophy office building on Washington’s Thomas Circle. The Transwestern Tenant Advisory + Workplace Solutions team of Michael Goldman and Brian Pashkoff represented Share Our Strength, while the Transwestern Agency Leasing team of Scott Fetterolf and Tom Hilley represented the property owner, Akelius, in the transaction.

Completed by Akelius in 2024, 1401 Mass is the 5-story restoration and conversion of a 1950s former annex behind National City Christian Church. The strategic redevelopment preserved the building’s historic exterior and added two floors to incorporate collaboration-focused amenities, comprising rooftop terraces, multiple meeting spaces, and a 3,190-square-foot premium fitness center. Additional design enhancements include 6-foot operable windows, 100% filtered outdoor air, and 12-foot ceiling heights. The property is on track to receive LEED Platinum and WELL Silver certifications.
Ideally positioned at the intersection of 14th Street and Massachusetts Avenue, 1401 Mass is located a few blocks from multiple transit stops and near DC’s most dynamic neighborhood, featuring some of the area’s most popular restaurants and shops.
