Brokerage Teams Recognized for Lease of the Year and Sale of the Year

March 31, 2025

SAN ANTONIO – Transwestern Real Estate Services (TRS) announces it has been recognized with two prestigious 2025 CoStar Impact Awards. The awards, given annually to the most impactful commercial real estate transactions, honor Transwestern’s pivotal role in shaping the San Antonio market.

In a significant acquisition, University Health acquired a 142,500-square-foot, two-story office building at 6200 Northwest Parkway from Sentinel Net Lease, earning the 2025 CoStar Impact Award for Sale of the Year in San Antonio. Located near the South Texas Medical Center, the building will house University Health’s administrative and back-office operations, providing essential growth space in a submarket with one of the lowest office vacancy rates in the city. Chad Gunter, Senior Vice President at Transwestern, represented University Health in the transaction, while Executive Managing Director Russell Noll and Senior Vice President Kelly Ralston represented the Seller, Sentinel Net Lease.

“We’re proud to support University Health’s strategic expansion with a deal that positions them for success and reinforces San Antonio’s strong healthcare sector,” said Gunter. “Facilitating transactions that align with our clients’ objectives is at the core of what we do, and this successful disposition reflects that commitment,” added Ralston.

In a move that signifies the renewed energy of San Antonio’s central business district, Amegy Bank signed a lease for more than 44,000 square feet at 300 Convent St., earning the 2025 CoStar Impact Award for Lease of the Year in San Antonio. The bank expanded its office space by nearly 63% to accommodate its growing workforce, relocating from the North Central submarket to the heart of the city. The new office, located in a 28-story tower, includes around 100 offices, workstations, and meeting spaces, as well as a conference center for large customer and community events. Russell Noll represented Amegy Bank in the lease transaction.

“We’re excited to see Amegy Bank choose San Antonio’s vibrant downtown as the new home for its growing workforce,” said Noll. “This deal marks a major milestone, and we’re thrilled to have played a role in this transformative move that underscores the dynamic nature of San Antonio’s commercial real estate sector.”

Both awards highlight the exceptional work and deep market knowledge of Transwestern’s San Antonio team, including Russell Noll, Kelly Ralston, Chad Gunter, and Leah Gallagher, as well as the expertise and collaboration of key partners like Sentinel Net Lease, JLL, and Affinius Capital.

CoStar’s Impact Awards honor real estate transactions and projects that have made significant contributions to the transformation and growth of their respective markets. The awards are selected by panels of independent industry professionals.
