American Infrastructure and Metal Works Expands Operations at Historic Dr Pepper Bottling Facility

FORT WORTH – Transwestern announces the completion of a long-term industrial lease totaling 93,198 square feet at 2817 Braswell Drive in Fort Worth. The transaction represents a significant expansion for tenant American Infrastructure and Metal Works and marks a new chapter for the former Dr Pepper Bottling and Distribution Center, a landmark of the city’s manufacturing history and one of Fort Worth’s most storied industrial sites.
The property, located near Interstate 35, will be used by American Infrastructure and Metal Works for heavy industrial operations. Jill Havener of Havener Companies demonstrated a strong commitment to the deal by investing in targeted building upgrades and modifications to ensure the facility met the tenant’s operational requirements, a reflection of the hands-on approach to asset stewardship and dedication to attracting quality industrial users to the Fort Worth market.

Negotiations for the transaction began in July 2025. During due diligence, the parties determined the property’s existing zoning did not permit heavy industrial use. The parties proceeded with a rezoning application to Heavy Industrial, which was completed following a multi-month review process with the City of Fort Worth.
“The project and associated rezoning support economic development in District 11 by expanding industrial capacity, creating jobs and strengthening Fort Worth’s position in a key sector of the regional economy,” said Jeanette Martinez, District 11 council Member, City of Fort Worth. “The development team engaged with nearby residents throughout the process, addressed community concerns and worked to build support for the project. That level of collaboration helps establish a constructive framework for future development in Fort Worth.”
Councilwoman Martinez’s leadership and commitment to thoughtful economic development in one of Fort Worth’s newly established council districts were critical to the transaction’s success.
