FORT SMITH, AR – Transwestern Real Estate Services (TRS) announces that it represented Ames Property, LLC,  a private Minnesota based investor, in the sale of 4115 Zero St. in Fort Smith, Arkansas. The 256,314-square-foot industrial facility was acquired by DWG Capital Partners for an undisclosed amount. Transwestern’s Managing Principal Mike Salmen and Managing Principal Andrew Watson represented the seller in negotiations.

The building is fully leased to long-term tenant Stryten Energy, an energy storage solutions company, which has occupied the property since 1975. Stryten Energy recently expanded its footprint and extended its long-term lease.

“4415 Zero St. is a critical facility, and its committed tenant and strategic location made it a great opportunity for investors,” said Salmen. “Transwestern’s nationwide industrial platform allows us to navigate complex transactions across markets with consistency and expertise.”

The property is located on the Arkansas/Oklahoma border in Fort Smith’s industrial submarket. Conveniently adjacent to the Fort Smith Regional Airport, the property also offers excellent highway access.
