Phase Two of Innerbelt Northwest Logistics to Deliver Four Facilities

HOUSTON – Transwestern announces construction is underway on Phase Two of Innerbelt Northwest Logistics Park, a 1,373,480-square-foot Class A industrial development in Houston’s Northwest submarket.

The four-building phase, expected to deliver in Q3 2026, includes two facilities that are 100% pre-leased and two buildings currently available for lease. Building 1 totals 183,080 square feet with 32-foot clear heights, 50 dock-high doors, and four drive-in doors, along with ample parking to support tenant operations. Building 2 spans 428,800 square feet and features 36-foot clear heights, 118 dock-high doors, four drive-in doors, and 52 trailer stalls, providing flexibility for a variety of industrial users. 

A preferred location for local distribution, Houston’s Northwest submarket is one of the nation’s most active industrial hubs and the metro’s largest and most established industrial corridor. According to Transwestern research, the Northwest market accounts for nearly one-quarter of all industrial construction activity in the Houston metro, with approximately 1.4 million square feet of new projects breaking ground in the submarket during Q4.

Phase One of Innerbelt Northwest Logistics Park was completed in Q2 2025 and is fully leased. Transwestern’s Brian Gammill, Darryl Noon and Craig Bean provide leasing services for the project. 

Since 2012, the National Logistics Group has completed or commenced over $3.6 billion of logistics development projects totaling more than 50.9 million square feet.
