BATON ROUGE, LA. – Transwestern Real Estate Services (TRS) announces its National Student Housing team has brokered the sale of The Sterling, a 340-bed student housing community at 3135 Highland Road in Baton Rouge, Louisiana. Senior Managing Directors Mike McGaughy and Jon Kleinberg and Senior Vice President Bryan Burns represented Trimont Real Estate Advisors in the disposition to Tailwind Group for an undisclosed price.
“A deep investor pool was attracted to this unique value-add opportunity to acquire a well-located property with four stories of residential over two stories of structured parking for half of the replacement cost,” said McGaughy. “The community is next door to LSU in a top student housing market and is positioned well for success.”
The Sterling is a 6-story, 98-unit purpose-built student housing community serving Louisiana State University (LSU) and Southern University. Situated adjacent to LSU’s campus, the property affords residents convenient walkability to classrooms, athletic venues and the student union. Built in 2006, The Sterling features spacious apartments averaging 1,362 square feet in two-, three- and four-bedroom configurations with bed-to-bath parity, a gated 347-space parking deck and a modern amenity package.
