TYSONS, VA. – Transwestern has been retained by international joint venture Tysons Development LLC to provide leasing services for the 873,830 square feet of space in the office tower at The View. The mixed-use project is currently under zoning review as an entire block of trophy office, residential, retail, hotel, cultural and recreational venues at the Spring Hill Metro Station in Tysons, Virginia, just outside of Washington, D.C.
“The View will be to the nation’s capital region what Rockefeller Center is to New York City. It will become an epicenter of global commerce, regional entertainment and hospitality, and luxurious living, as well as a signature element of the Washington-Maryland-Virginia skyline,” said C. Daniel Clemente, a principal in Tysons Development LLC.
The development is proposed to encompass approximately 3 million square feet of space in six buildings. At the center of this urban landscape, designed by Gensler Architects, will be an iconic office tower that, at 600 feet, will be the tallest commercial structure between Philadelphia and Charlotte, North Carolina, topped by a unique, publicly accessible SkyGarden.
“We are pleased to continue our long-term relationship with Tysons Development and be part of what will become an internationally recognized trophy development,” said Chip Clarke, Transwestern President ¦ Americas. Transwestern’s leasing team includes Phil McCarthy, Alex Hancock, George Vogelei and Tom Rogers.
The iconic office tower will feature 10-foot interior floor heights, 13-foot ceiling heights on select “super floors” throughout the building, a focus on natural light, connected outdoor spaces, and the SkyGarden, a combination of enclosed and open-air atrium spaces.
Tysons, Virginia, one of the largest edge cities in the U.S., is now poised for the next stage of urban development and living. Centered around the Spring Hill Metro Station, The View will provide easy access to downtown Washington, D.C., Washington Dulles International Airport, the region’s international gateway, and Ronald Reagan Washington National Airport. Transwestern will thus be marketing to an internationally-connected range of businesses, corporations, law firms and consultants.
The development will include over 90,000 square feet of retail and restaurant space; a robust, vibrant cultural center with a performing arts space and outdoor amphitheater; and a five-star hotel offering corporate guests and dignitaries unparalleled luxury and convenience. The View is anticipated to break ground in 2019 and deliver in mid-2021.
“The View will redraw the Tysons skyline and infuse the area with a new sense of vibrancy,” said McCarthy. “This development offers a city center environment, sophisticated design, and modern urban planning with a grid of streets and a vibrant cultural center and arts destination. It presents an unprecedented branding opportunity to corporations seeking to make a bold statement.”
Tysons Development is a joint venture between Northern Virginia-based developer Clemente Development Co., Inc., and international development partner Khaled Juffali.
“It’s truly a once-in-a-lifetime opportunity to be part of this project,” said Mr. Clemente, Chairman and CEO of Clemente Development Co., Inc. “With unparalleled regional, national and international accessibility, our vision is to be nothing less than transformative.”
