SAN FRANCISCO – Transwestern Real Estate Services (TRS) announces that it represented Clarion Partners in a 14,969-square-foot headquarters lease for Recall AI at 475 Brannan St. in San Francisco. Transwestern’s Mike McCarthy, Executive Vice President, Brian McCarthy, Executive Vice President, and Maddie Meyersieck, Vice President, represented building ownership in lease negotiations.

Recall AI, which provides an infrastructure for companies to get recordings, transcripts and metadata from video conferencing platforms, signed a lease on the second floor. The new office almost doubles the AI firm’s space at its previous headquarters. Recall AI was represented by Dan Johnson and Kat Kozlowski of JLL.

“Recall AI’s lease at 475 Brannan is another strong indicator of the vibrant tenant demand coming from the AI sector and reinforces the SOMA submarkets position as the preferred location for this rapidly growing industry,” said McCarthy. “It also reflects a broader trend among companies of this size that are prioritizing move-in-ready, fully built out and furnished spec suites.

“What we’re seeing in the AI-driven office market is a clear shift in demand from 3,000 to 5,000 square foot requirements to 15,000 to 20,000 square feet, as firms mature, secure additional funding and grow,” McCarthy continued.

A LEED Gold building, 475 Brannan St. consists of 258,000 square feet of office space on four floors. The building is located in the South of Market submarket, between Third and Fourth Streets. Onsite amenities include electric car charging stations, bike cages and lockers, and men’s and women’s locker room facilities.

According to Transwestern research, as of Q3 2025, San Francisco’s SOMA (South of Market) submarket consisted of 9.0 million square feet of office space, with a 28.3% direct vacancy rate. San Francisco has experienced an average annual increase in leasing activity of 55% over the past three years. As of Q3, leasing activity in 2025 totaled 6.5 million square feet, with an additional 7.4 million square feet of prospective tenant demand currently in the market. The core Financial District accounts for 68% of leasing activity, while the South of Market area accounts for the remaining 32%.
