48,500-Square-Foot Loft Building Purchased by Alexander West Capital

CHICAGO – Transwestern Real Estate Services (TRS) announces it represented the seller in the sale of 1100 W. Monroe St., a 48,500-square-foot office property in Chicago’s West Loop. Transwestern Executive Managing Director Andrew Davidson, Senior Vice President Jay Beadle, and Vice President David Kimball brokered the transaction on behalf of 1100 West Monroe, LLC, an affiliate of Kolcraft Enterprises.

“We’re pleased to have secured an ideal buyer for 1100 W. Monroe St.,” said Davidson. “Not only will the new owner have the opportunity to occupy the building, but there is also flexibility to pursue vertical development in the next real estate cycle.”

Alexander West Capital, the parent company of Leopardo Construction, purchased the building for nearly $7.5 million. Leopardo Construction plans to use the three-story brick-and-timber loft as its Chicago office. The ground floor currently serves as flex warehouse space with three recessed docks, while the second and third floors feature fully built-out offices.

“Despite the headwinds facing the office market, there is steady interest from office users, especially family offices, in owning their own buildings,” said Kimball. “And with little competition for properties from developers and speculative investors, buying in Chicago is more attainable for the end-users than it has been in decades.”

The Transwestern team, which also specializes in representing office and industrial users, secured a lease for Kolcraft Enterprises in a nearby office building as part of the company’s relocation.
