Transwestern Providing Leasing Services on Behalf of Owner Keppel-KBS US REIT

Houston – Transwestern Commercial Services (TCS) today announces 1800 W. Loop S. is undergoing an extensive renovation. TCS provides leasing services for the 400,000-square-foot office tower at San Felipe and Interstate 610 in Houston’s Uptown Galleria submarket on behalf of the owner, Keppel-KBS US REIT.
The landlord engaged Atlanta-based Nimble Design Co. to oversee creative direction and design for the project and to holistically connect the physical details that create a distinctive user experience for tenants and guests. O’Donnell Snider Construction has been selected as the general contractor for the project. CDI Douglass Pye Inc. has been engaged as the architect for an immersive, speculative suite program.

The first-floor social hub provides several touchdown areas, each with power outlets, and a large, open service area with complimentary cold brew and sparkling water. The reservable tenant lounge is complete with Airshare media, a relaxed, coffeeshop atmosphere, and a private walk-out patio. Other amenities underway include a 32-person meeting space and a new fitness center with private showers, Peloton bikes, cardio equipment, and a 20-person studio room for streaming private classes.
Interior renovations will be complete in summer 2019 and will feature activated amenity-rich public spaces, including refreshed lobby and common areas; grab-and-go market featuring healthy snacks, drinks and convenience meals; Fooda service providing local favorites three times per week; and Wi-Fi cafe with booth seating and abundant natural light.
“By providing more amenities in the building, tenants have the flexibility to enjoy a healthy and delicious lunch, work out in a state-of-the-art fitness facility or have an interoffice meeting on-site, which improves productivity and work-life balance,” said Pereira. “Keppel-KBS is bringing a concept to Houston that is unlike anything else in the city, and we want to provide premier services and amenities typically found in a luxury hotel or health club.”
1800 W. Loop S. received Gold certification by the U.S. Green Building Council in the Leadership in Energy and Environmental Design (LEED) for Existing Buildings: Operations & Maintenance Green Building Rating System and was the first high-rise office building in Houston and in Texas to be LEED Gold certified under the LEED for Existing Buildings: O&M program.
