Dallas – Transwestern Real Estate Services (TRS) announces it was selected to provide exclusive healthcare and office Agency Leasing services for RedBird, a preeminent 700,000-square-foot mixed-use development. Transwestern’s Chris Lipscomb, John Huff, Brooke Sutherland and Cohen Howard are providing leasing services on behalf of the owner and developer, Peter Brodsky.
“We are excited for the opportunity to bring additional healthcare and office tenants to this project,” said Lipscomb. “Our research shows that southern Dallas is underserved in relation to certain medical specialties, such as cardiovascular, dermatology and pulmonology. The demand for specialized healthcare offerings coupled with the area’s booming residential population and proximity to nearby amenities will be attractive to office and healthcare tenants.”
Several healthcare providers, including Parkland Hospital, UT Southwestern Medical Center, and Children’s Health have announced plans for medical facilities at RedBird. Parkland will open a 43,000-square-foot primary care center in September 2021; UT Southwestern Medical Center is opening an 85,000-square-foot regional outpatient center in June 2022; Children’s Hospital will open a 65,000-square-foot pediatric center in 2022. RedBird is also less than one mile from Methodist Charlton Medical Center.

Data that highlights the location’s importance to the community and points to the demand for quality development includes the RedBird Starbucks being recently identified as the No. 3 top performing location in the city, according to Transwestern research.
RedBird has seen significant leasing and construction activity, including the completion of a 300-unit luxury apartment community, which opened summer 2021 and is already 100% leased. A 150-key Courtyard/Residence Inn by Marriott with an 8,000-square-foot conference center is expected to break ground in 2022. Additionally, Chime Solutions operates an 80,000-square-foot call center that employs more than 1,000 people.
The Reimagine RedBird project is an adaptive reuse project that converted the Southwest Center Mall into one of few mixed-use developments in southern Dallas. The project was named Development of the Year by the Dallas Business Journal and Redevelopment of the Year by D CEO Magazine. Venture Commercial is leasing retail projects at the site.
