Phoenix – Transwestern today announces it has negotiated a full-building lease at Desert Canyon 300 to an institutional-quality, national tenant for its new information technology corporate office. Transwestern’s Bill Zurek, Jim Achen Jr., and Brian Zurek provide leasing services for the
149,211-square-foot property on behalf of the landlord.
“This transaction secured a full-building, high-credit tenant for a Class A project in a highly competitive submarket,” said Achen. “While discussing renewal options with the existing tenant, Transwestern simultaneously launched a comprehensive and aggressive marketing campaign for the space that ultimately secured the new tenant with very minimal occupancy downtime, representing a significant value for our client.”
The tenant was attracted to the opportunity to be the sole building occupant and the property’s superior technology infrastructure. CBRE represented the tenant in the transaction.
Located at 2411 W. Peoria Ave., Desert Canyon 300 is a three-story building with a 94-seat, plug-and-play conference/video theater, 7,100-square-foot data center, employee lounge, locker rooms/showers, outside patio with misting system, and five training rooms. The value realized from transitioning from multiple tenants to a single tenant allowed the building ownership to include Desert Canyon 300 in a larger portfolio sale and execute a strategic consolidation.
