AUSTIN, TEXAS – Fidelis and Transwestern announce the commencement of construction at Berry Creek Business Park, a three-building, Class A industrial park totaling 520,571 square feet in Georgetown, Texas. Carter Thurmond and Nash Frisbie of Transwestern Real Estate Services are leasing the project on behalf of Fidelis.

Berry Creek Business Park is situated at the intersection of Interstate 35 and U.S. Highway 130, two major Texas thoroughfares with accessibility to 20 million residents within a 3-hour drive. According to Transwestern research, the Georgetown industrial submarket posted nearly 700,000 square feet of net absorption in the first quarter of 2024.

Transwestern Investment Group, on behalf of a separately managed account, and Fidelis acquired the 56-acre site in Georgetown in the fourth quarter of 2023.
Berry Creek offers two rear-load buildings ranging from 126,722 square feet to 140,685 square feet with 32-foot clear heights, and one cross-dock building that will sit at 253,164 square feet and offer a 36-foot clear height. The project can accommodate an array of tenant requirements from 30,000 square feet up to 253,000 square feet.
The event was attended by long standing landowners the Illig and Kokel families, leadership of Gordon Highlander Construction, Westwood Civil, and architects GSR Andrade. We were honored by the attendance of Georgetown Mayor Josh Schroeder, City Manager David Morgan, Assistant City Manager Nick Woolery, and Director of Planning Sofia Nelson.
