Renovation Marks Third Major Investment to Healthpeak’s Houston Portfolio

Houston – Transwestern Real Estate Services (TRS) announces the redevelopment of West Medical One, a four-story, 168,790-square-foot medical office building at 12121 Richmond Ave., just west of Royal Oaks Country Club in Houston. Transwestern’s Senior Vice President Ashley Cassel and Associate Danielle Lanza provide agency leasing services for West Medical One as well as the neighboring property, West Medical Two.
Healthpeak engaged Houston-based Identity Architects and EE Reed Construction to complete the project, which involves upgrades and renovations to almost every aspect of the property. West Medical One will have two new covered patient drop-offs, an outdoor dining area, luxurious tenant lounge with conference room conversion ability, and all common areas will be modernized with an elevated design scheme. The lobby will see a major transformation increasing the ceiling height to two stories in addition to all new finishes and furniture. The planned renovations include the addition of three new move-in ready medical spec suites ranging from 1,300 to 2,500 square feet.
“We are modernizing the building both cosmetically and system-wise to make a more pleasing environment for our tenants, their patients and visitors,” said J.C. Caudell, Senior Director of Leasing at Healthpeak Properties.
West Medical One is part of the HCA Houston Healthcare West Campus, which serves a population of 193,355 within a three-mile radius. HCA Houston Healthcare has provided community care to West Houston for 30 years with a variety of services ranging from labor and delivery to neurological care and cancer treatment. In 2018, Healthpeak Properties completed two prior multi-million renovations in its Houston portfolio to Museum Medical Tower and One Fannin, both also on HCA campuses.
“Healthpeak Properties and Identity Architects took care to come up with a design scheme that is welcoming to patients and doesn’t have the sterile feeling you often find in medical buildings,” said Cassel. “This property is going to have a luxurious hospitality feel, and we are confident these changes will attract new physicians to the campus.”
The construction is currently in the permitting process, will be completed in phases to work around the current tenants and patients, and should be finalized during the first quarter of 2022.
