Social Services Agency Expands Its Footprint in Jamaica Neighborhood by 10,000 SF

New York City – Transwestern Real Estate Services (TRS) announces it represented Sheltering Arms Children and Family Services in a 34,500-square-foot lease at 165-19 Jamaica Ave. in Queens, New York, for the social services agency’s new service hub for the Jamaica neighborhood. Transwestern Partners Stephen Powers and Lindsay Ornstein, Vice President Thomas Hines and Senior Associates Jake Cinti and Alexander Smith provided tenant advisory services to Sheltering Arms.

Sheltering Arms is a social services agency whose mission is to address the effects of social inequity and systemic poverty by increasing opportunities for the children, youth and families in New York City’s most marginalized communities. The Jamaica Avenue location will provide a range of services to the Jamaica neighborhood, including services for homeless youth, mental health support, preventive services and aftercare programs.

The new Sheltering Arms Jamaica hub is almost 50% larger than its current location at 89-74 162nd St. With plans to relocate in third quarter 2021, the agency will occupy the second, third and part of the fourth floors of 165-19 Jamaica Ave., which consists of six floors and 69,000 square feet. The office suite features a dedicated entrance from Jamaica Avenue, affording Sheltering Arms the ability to provide 24/7 services to its client youth and families.

“This transaction is the result of a multi-year planning process and delivers Sheltering Arms a new, larger consolidated services hub from which to provide its synergistic programs, along with a dedicated entrance for its youth drop-in center,” said Powers, who leads Transwestern’s national Nonprofit Advisory Services. “A key aspect of this off-market transaction is that the space allows for Sheltering Arms’ continued growth while rents remain in alignment with their funding agreements.”

To date in 2020, Transwestern has closed three lease and two sales transactions for Sheltering Arms in Lower Manhattan, Midtown South Manhattan, Harlem and Queens. The firm is currently renovating and marketing a 9,475-square-foot condominium in Sheltering Arms’ former headquarters at 305 Seventh Ave. The condominium encompasses the fourth floor of the building and features an open plan space, high ceilings and abundant natural light. Located at the corner of Seventh Avenue and West 27th Street in the Chelsea neighborhood, 305 Seventh Ave. offers numerous nearby restaurants, galleries and stores. The building provides convenient access to multiple public transportation options, including the local 1 train a block away, rail links on the LIRR and Amtrak, and multiple subways lines at nearby Penn Station and Herald Square.
