CHICAGO – Transwestern Real Estate Services (TRS) announces that 77 West Wacker, a Class A office tower located at 77 W. Wacker Drive in Chicago’s Central Loop, has earned a Fitwel® 3 Star rating, demonstrating commitment to advancing occupant well-being by implementing health-promoting design and operational strategies. The 51-story, 959,258-square-foot asset is managed and leased by Transwestern.
Administered by the Center for Active Design, Fitwel is the world’s leading certification system for building health. A 3 Star designation is the highest rating within the Fitwel standard, and 77 West Wacker is one of only two commercial buildings in Chicago – and one of only 16 in the U.S. – to achieve this level.

The Fitwel scoring process assesses the performance of a built environment according to 12 categories that improve occupant health and productivity. 77 West Wacker was recognized for walkability and proximity to transit; a comprehensive Green Purchase Policy; dedicated fitness and conference facilities; informative health programs for tenants and employees; a comprehensive emergency preparedness plan; and an Indoor Air Quality (IAQ) policy, which means that building management monitors indoor air quality for optimal levels of fresh air, temperature and humidity, as well as pollutants.
In October, 77 West Wacker became the first of Transwestern’s properties to deploy TranswesternHub, an innovative intelligent building software platform, powered by Cohesion, that provides an enhanced tenant experience. With a single sign-on application, tenants can access their mobile credential, remote call elevators, register visitors, access IAQ real-time monitoring, live chat with building management, generate service requests, reserve building amenities and more. The introduction of this groundbreaking tool demonstrates that smart building technology can be used to enhance all properties, while addressing demand for touchless amenities and greater transparency during the height of the pandemic.
