MINNEAPOLIS – Transwestern Real Estate Services (TRS) announces it has represented building ownership on three lease transactions at SPS Tower, a 31-story, 655,070-square-foot office building located at 333 S. Seventh Street in Minneapolis. Building owner, Sumitomo, was represented by Transwestern Vice President Jim Montez and Principal Reed Christianson.
The transactions include:
- Kinney & Lange, an intellectual property law firm, signed a 10-year, 13,000-square-foot lease. Kinney & Lange was previously located at the Third & Third building at 312 S. Third Street. The firm was represented in lease negotiations by Jaclyn May and Paul Donovan of Cushman & Wakefield.
- Mercer, an international insurance consulting firm, extended its 24,242-square-foot lease for two years. Mercer has been a tenant of the building since 2013 and was represented in lease negotiations by Transwestern’s Kevin Salmen, formerly of JLL.
- Navitaire, an e-commerce platform for airlines and rail systems, signed a five-year, 8,000-square-foot lease. The company was represented in lease negotiations by Bruce Schuman of Savills.

The LEED Gold certified, TOBY Award-winning building features the Turf Club, the largest greenspace in the Minneapolis CBD, which hosts special events, lawn games, happy hours and live music. It also offers tenants concierge services, a fitness center, conferencing center and on-site parking. SPS Tower is connected via skyway to the 701 Building, Ameriprise Financial Tower and the Two22 Building. The building is currently 90% occupied and has multiple partial floor availabilities.
