San Francisco – Transwestern Commercial Services (TCS) today announces David Klein has joined its San Francisco Occupier Services team as Senior Vice President. Klein is co-principal in the Silicon Valley life sciences incubator, San Jose bioCube, as well as a California-licensed attorney and real estate broker. In more than 30 years of representing tenants and buyers of all sizes, Klein has gained deep transactional experience in a variety of commercial real estate product and business needs throughout the Bay Area, with a strong focus on the life sciences market.
“Life sciences occupiers in the Bay Area are competing for space, and small spaces especially are at a huge premium,” Klein said. “When a company is small, that’s when it needs the most help to strategize on future space needs. I truly enjoy being able to help these companies grow.”
Klein’s core competency is finding creative solutions in a space-constrained market, regardless of the company’s size or industry. He has represented a variety of clients, including Roche, Prothena, Boehringer Ingelheim, Sunstar, Cisco and Apple. As a testament to his resourcefulness, Klein received the Top Flex R&D (Research and Development) Lease award from the Society of Office and Industrial Realtors (SIOR) in 2017 & 2018 for the campus restructure and $217 million expansion of Boehringer Ingelheim’s Fremont manufacturing facility.
“The Bay Area is one of the fastest-growing life sciences markets in the country, accounting for more than $5 billion in venture capital funding,” said Jeffrey W. Moeller, Senior Managing Director of Transwestern overseeing Northern California. “The challenge for biotech and life sciences tenants in the market is that available space has a vacancy of less than 10%, and lab-ready space had a vacancy of less than 1% at the end of 2018. We’re seeing companies that have funding but nowhere to house the operation. David’s skills in this area are a great asset to these clients and our team.”
