HOUSTON – Transwestern Real Estate Services (TRS) announces it has been selected to provide property management services for Dynamic One, a unique 350,000-square-foot, Class A life sciences project in the Texas Medical Center’s (TMC) latest development, TMC Helix Park, on behalf of Beacon Capital Partners.
Dynamic One is the first industry research site to be developed by Beacon Capital Partners at TMC Helix Park and was delivered in October 2023. The state-of-the-art, multi-tenant environment offers a unique opportunity to bridge commercial and institutional research, boasting 350,000 square feet of spec lab and office space.

TRS provides Agency Leasing services for Dynamic One, securing Baylor College of Medicine as the anchor tenant earlier this year. Transwestern Development Company (TDC) provides construction management services for the project.

The property features direct access to all five Helix Parks, each approximately the size of a football field, a multi-purpose lounge and event space on the seventh level with an outdoor terrace, a boutique fitness center, 24/7 security, additional lab storage, oversized loading docks, and direct MetroRail route access.
