Rebranded Class A Office Tower Offers Rare 120,000 SF Anchor Opportunity

Washington – Stonebridge has launched a $24 million capital improvements and rebranding program for the “Clark Building,” a 340,000-square-foot, Class A office building in downtown Bethesda, Maryland. Transwestern’s Phillip McCarthy, Keith Foery, Mark Boyce and Karla Rivera will lead the repositioning and relaunching of the 16-story property as 7500 Old Georgetown.

“Our plan continues to position this iconic building to provide outstanding value and best-in-class amenities at the best location in Bethesda,” said Marvin Poole, Director, Investments at Stonebridge.

“Working with Stonebridge, we have reimagined one of the most iconic buildings in the region as an elevated office environment that meets the diverse needs of today’s workforce,” said McCarthy. “This is a pivotal moment in the building’s history as the property offers a rare 120,000-square-foot anchor opportunity that comes with exceptional branding and signage in the heart of Bethesda.”

A major element of the renovation program reimagines this iconic building with a new building façade, exterior plaza, and an activated lobby that will be expanded by 50% and provide collaboration spaces in both its lobby and exterior plaza.

A lobby façade is being constructed with innovative, ultra-clear 5-foot-by-18-foot glass panels, creating better internal and external visual engagement. The design includes an Italian Basaltina Stone floor and wall panels of anodized bronze and silver oak wood. The main lobby, which is connected to the metro level below by a two-story space, will feature a 20-foot-high art installation. A new tenant metro level lounge will provide direct connectivity to the Bethesda Metro Station.

The 16th floor will house a new top-of-the-line 5,200-square-foot fitness center with spa-quality locker rooms, individual exercise stations, a private yoga studio and a state-of-the-art 3,500-square-foot conference center with seating for 100 people.

“7500 Old Georgetown is filling an important gap in the market between traditional office environments and new trophy-priced office product,” said Foery. “Through this strategic reinvention, the property will offer an elevated tenant experience with top-of-the-line amenities and a highly accessible location at competitive rates companies can feel good about.”

The property s also well-positioned among top dining, shopping and entertainment, including Morton’s, Anthropologie, Lululemon and Soul Cycle.
