Transwestern Led Market Exploration, Site Selection for New Basketball League
October 27, 2021
ATLANTA – Transwestern Real Estate Services (TRS) announces it provided market exploration, site selection and consulting services for a new, 103,000-square-foot arena and training facility for Overtime Elite (OTE) at Atlantic Station in Midtown. The state-of-the-art property delivered in October 2021, less than six months after Atlanta was selected as the home for the new basketball league’s operations. Chicago Executive Managing Director Larry Serota and Clark Dean and Clark Seydel of Atlanta’s Transaction Sciences team served as real estate advisors on the project.
OTE is a transformative new sports league that offers the world’s most talented young basketball players a better pathway to becoming professional athletes, while engaging and inspiring a new community of digitally native fans. The league offers a year-round development program combining world-class coaching, cutting-edge sports science and performance technologies, top-notch facilities, and a rigorous, highly personalized academic program that energizes and enhances each athlete’s journey from proficiency to pro.
“Developing a professional-grade, 103,000-square-foot sporting venue from soup to nuts in a matter of six months is no small task, yet we were compelled by Overtime’s vision for the league and thrilled by the challenge to help make this dream a reality,” said Serota. “We congratulate the entire OTE team for creating the ideal space to accelerate elite players’ professional careers.”
In addition to market exploration and site selection, Transwestern represented OTE in negotiations for its ground lease as well as a residential lease for players and staff at The Flats at Atlantic Station, located 0.25 miles from OTE’s facility. The facility includes three NBA-regulation-sized courts, a 7,000-square-foot performance center, a show court arena with a capacity for 1,300 people, a 360-degree show court balcony, locker rooms, hydrotherapy room, classroom space and dining hall.
“Transwestern’s real estate expertise, creativity and deep-rooted local market relationships proved invaluable as we executed this unique project on an extremely tight schedule,” said Aaron Ryan, Commissioner and President of Overtime Elite.
Seydel added, “Our partnership, coupled with Atlanta’s rich sports history and diversity, has positioned OTE to offer an outstanding facility for developing the talent of these young players.”
