WASHINGTON – Transwestern Real Estate Services (TRS) announces Hyman, Phelps & McNamara, P.C. has executed a 19,194-square-foot long-term lease at 1101 K Street NW, a Class A, 305,083-square-foot office building in Washington. Transwestern Executive Vice President Rich Lane and Vice President Tyler Marshall represented the tenant in its relocation to the newly renovated 10-story property from 700 13th Street NW.
“Hyman, Phelps & McNamara has been at its location for over 20 years,” said Marshall. “The decision to relocate was driven by the firm’s desire to both right size and elevate its office space and capitalize on current market conditions by negotiating favorable terms with top concessions.”
1101 K, which delivered an extensive transformation in 2022, features a dynamic lobby, a convertible conference center for 185 people, a collaborative tenant lounge, an expansive fitness center, and a bike room with lockers, showers and towel service. The building is situated in the East End submarket, a short walk to City Center DC and several Metro stations.
