San Vicente Blvd. was an opportunity to sell a 9-unit value-add rent-controlled apartment building located in West Hollywood, one of Los Angeles’s most prominent neighborhoods known for its nightlife, shopping, and celebrity status. The property was built in 1963 and was approximately 60% under market rent. The challenge was to sell the property for a premium despite the building’s deferred maintenance, seismic retrofit requirement and need for upgrades.
