Two Leases Build on 187,492 SF Announced in March

HOUSTON – Transwestern announces two leases totaling 54,248 square feet at 811 Main, a 974,884-square-foot, Class AAA office tower in downtown Houston. Transwestern’s Eric Anderson and John Heard represented ownership, BG Holdco, LLC, in the negotiations.

Two Sigma signed a 27,485-square-foot direct lease, transitioning from its previous position as a subtenant within the building. Latham & Watkins expanded its space by 26,763 square feet, bringing the global law firm’s footprint to 103,336 square feet. Both transactions were negotiated on behalf of the tenants by CBRE, with Jon Lee and Claire Douthit representing Two Sigma and Scott Gamber and Craig Reicher representing Latham & Watkins.

These leases add 54,248 square feet of positive momentum to the property, following the recently announced 187,492 square feet of new leasing activity. Currently 93% occupied, the building highlights the sustained flight-to-quality trend, as well as a clear preference among tenants for highly amenitized properties backed by strong, hands-on ownership.
