Michael Gimenez

Michael is a Senior Property Manager in the Chicago suburbs, serving the Illinois Tollway Oases and 360 N. Michigan Ave. His responsibilities include comprehensive operational management, efficient financial oversight, risk mitigation, lease administration and transparent reporting. He values cultivating strong relations with clients, tenants and vendors, fostering a collaborative environment for the success of his properties.

Michael has more than two decades of comprehensive property management experience, excelling in the oversight of maintenance, repairs and service-level agreements for a portfolio of over 140 retail stores. He has experience overseeing scoping, RFP processes and granting contracts for diverse projects, including capital projects, renovations, preventive maintenance and other major initiatives. Michael has prepared commissioning reports for submission to the U.S. Green Building Council, helping his properties achieve LEED certification. Additionally, he has successfully managed construction schedules for over 200 regional retail stores, negotiating contracts, tracking progress and ensuring regulatory compliance. Michael’s ability to lead cross-functional teams, optimize store operations through innovative programs, and provide technical assistance underscores his commitment to excellence in the field.

Michael earned a Bachelor of Business Administration in Marketing from the University of Iowa and a Master of Accounting and Finance Administration from the Keller Graduate School of Management.
