ATLANTA – Transwestern Real Estate Services (TRS) announces it has been named the exclusive leasing agent for Live Oak Square, a Class A 223,200-square-foot office tower at 3475 Lenox Road NE in Buckhead Atlanta. Transwestern’s Stephen Clifton and Zach Wooten will provide Agency Leasing services for the 10-story property on behalf of the owner.

Anchored by The University of Georgia Terry College of Business, Live Oak Square is situated in the center of Buckhead’s commercial district, adjacent to Lenox Square and Phipps Plaza. The property provides direct access to Georgia 400, two MARTA stations and Buc shuttle service. Notable building amenities include covered parking, a conference facility and The Bucket Shop Café.
According to Transwestern research, Buckhead's office submarket shows signs of stabilizing. The submarket reported 37,951 square feet of absorption through the first two quarters of 2024 and positive absorption in four out of the past seven quarters.
