MINNEAPOLIS – Transwestern Real Estate Services (TRS) announces the sale of a 13,095-square-foot industrial building located at 393-400 E. American Blvd. in Bloomington, Minnesota. Transwestern Senior Vice President Russ Crawford represented the buyer, Pickle O LLC, in negotiations.
“Thanks to the cooperation and flexibility of the seller, we successfully pursued an alternate approach to the financing,” said Crawford. “Pickle O was able to purchase the property without a bank loan and closed in 30 days, making it a win-win for both parties.”
Numerous property improvements were completed prior to the sale of the building, including LED lighting upgrades, new office finishes, and ADA restrooms. The buyer plans to occupy the building, with the option to divide the space for additional tenants. 393-400 E. American Blvd. is conveniently located off I-494.
Brian Netz and Lucas Long of Newmark represented the owner, Common Ground Properties LLC, in the transaction. The sale price was not disclosed.
