TDC pursues value add acquisitions of properties that provide an opportunity to create value through the repurposing of existing buildings and or the addition of new buildings to an existing site. Examples of prior experience include the acquisition of a light manufacturing facility that was redeveloped with an increase to the roof height and modification of the exterior walls to accommodate conventional distribution requirements, and the repurposing of a hybrid office building for last mile e-commerce distribution. We understand that obtaining the necessary permits, zoning approvals, and entitlements can be daunting and time-consuming. Our regional structure means that our team members are well-versed in local processes and code requirements, and can cultivate relationships necessary to manage complicated approval processes.

TDC’s residential strategy encompasses a broad spectrum of multi-family development. This includes high-rise, mid-rise, podium and lower density suburban projects. We have also integrated projects into mixed-use developments where the residential component was executed in conjunction with retail, office or a hotel. The firm focuses on high-growth metropolitan markets and sites where we can create differentiation from the competitive market set.

TDC develops institutional-quality commercial office projects on both a speculative and build-to-suit basis. Experience includes urban and suburban high-rise, suburban mid-rise, and multi-building campuses. Build-to-suit executions have included bespoke amenity components including conference centers, food service facilities and trading floors.
