Biography
TRANSWESTERN ROLE
Derek Montz serves as Vice President/Senior Property Manager at One Thousand Main, where he oversees approximately 837,000 square feet of Class AA office and retail space in Houston’s Central Business District. Derek leads a multidisciplinary team of 10 real estate and operations professionals and is responsible for day‑to‑day operations, capital execution, tenant engagement, and owner reporting for one of the CBD’s most prominent assets.
In addition to One Thousand Main, Derek is actively involved in the management of the Ion District, a nationally recognized innovation district developed by Rice University, supporting a complex, public‑facing environment that integrates office, research, programming, and community activation.
CAREER HIGHLIGHTS
Derek began his commercial real estate career in 2018 and has since been responsible for the management of more than 3 million square feet of Class A office and mixed‑use assets across Houston’s major submarkets. His experience includes working with prominent institutional ownership groups such as Parkway Properties, Spear Street Capital, and Metzler Realty Advisors / Union Investment Real Estate.
He has held progressively senior roles supporting high‑profile assets including One Thousand Main, the Ion District developed by Rice University, 3, 4, and 5 Greenway Plaza, 515 Post Oak, and Energy Center 1. At One Thousand Main, Derek has collaborated on multiple multimillion‑dollar capital and tenant improvement initiatives, including large‑scale tenant buildouts totaling over 700,000 square feet, speculative suite programs, restroom and common area renovations, and elevator equipment upgrades mandated by City of Houston code requirements. As a senior leader, Derek is known for building strong property teams, serving as a trusted liaison between ownership and onsite staff, and partnering closely with leasing and asset management teams to support tenant retention, operational efficiency, and long‑term asset value.
Prior to entering commercial real estate, Derek developed his operational leadership foundation in the hospitality industry. He most recently served as Operations Manager at iPic Houston, where he led the hiring, training, and development of a team of more than 30 employees in a high‑service, customer‑focused environment. While attending the University of Houston’s Hilton College of Global Hospitality Leadership, Derek was part of the opening team at the JW Marriott Houston Downtown, beginning as a housekeeping supervisor and later advancing into management. This hospitality background continues to inform his approach to property management, with a strong emphasis on service delivery, tenant experience, and creating well‑run, welcoming environments.

EDUCATION
Derek received his Bachelor of Science degree in Hotel and Restaurant Management from the University of Houston Main Campus in Houston, TX. He is also a Texas Real Estate Agent and holds the CPM and CCIM designations.
