TRANSWESTERN ROLE

Albert currently serves as vice president and senior property manager for Transwestern at IBC Centre - a high profile property in San Antonio's central business district.

CAREER HIGHLIGHTS

Prior to coming back to Transwestern, Albert was Vice President and Director of Property Management for NAI REOC San Antonio where he was responsible for all property management operations for San Antonio, Corpus Christi and McAllen. Albert was also Vice President of Property Management with Koontz McCombs Realty Services where he was responsible for the property management services in San Antonio, Austin and Houston. Previous to these associations, Albert was with Transwestern for nine years where he was Senior Property Manager and was responsible for a property portfolio in excess of 1.2 million square feet in San Antonio.  He has experience with retail, industrial, flex, corporate campus and office buildings that range from small neighborhood retail centers to Class A office buildings. 

PROFESSIONAL AFFILIATION / RECOGNITION

Albert has also been in charge of the major renovation of several office buildings totaling over $12 million which involved mechanical system upgrades, cooling tower replacements, installation of energy management systems, lighting retrofits, ADA renovations, emergency system replacements, interior common area renovations, exterior enhancements as well as roof replacements. These improvements enhanced the efficiency of the properties which in turn reduced the operating expenses. Albert, in conjunction with San Antonio Water System, worked to take an underground nuisance water source and convert it to usable water for the building's cooling towers, landscape irrigation and a fountain project. This enabled the building to achieve the Energy Star designation. Albert also has overseen the tenant finish out construction for over 100 tenants in high rise offices, retail centers and industrial properties totaling over $24 million. Albert has also served as Federal Court appointed Receiver on a large Class A office building. The foreclosure process lasted over one year where he worked with the Federal Court, the property Owner and the Lender's special servicer to bring this property to a successful foreclosure sale.

EDUCATION

Albert received his Bachelor of Business Administration degree in Marketing with an emphasis in Real Estate from Texas A & M University and holds a Texas Real Estate Salesperson license. He holds the Certified Property Manager CPM® designation from the Institute of Real Estate Management (IREM) of which he has served on the Executive Committee Board. Albert has also served on the Board of Directors for the San Antonio chapter of the Building Owners & Managers Association (BOMA), where he has also served as an instructor for their RPA Classes. Albert is a member of the San Antonio Board of Realtors.
